To be honest, they could do a lot better than just replacing with a page from the facsimile Hobbit. Not that hard to source matching paper (blank pages from same-era books) and then print a scan of the facsimile page onto the matching paper and then insert that page onto the stub of the original. It would match quite well.
Not a problem, so long as it is disclosed to any future buyer, I guess. That said, I'm surprised at the price being so high for a book with this kind of damage.

I was so ready to bid on this auction but the seller must have gotten a request to add a Buy it Now and accepted... I wish I had thought to ask that!
Looks far from "fine"; look at those tatty corners. Still, C$30 is a crazy low price. Seller clearly had no idea what they had.

A first impression - despite emails to this seller he/she refuses to amend !
If someone buys this, then they will notice the photoshopping that has taken place on the impression page, when they get the real book, very dodgy indeed, from looking at when the book was lent out by the library (1959), then I think it is probably the 6th Impression.
Having spent a bit more time looking at it, I don't think it has been photoshopped but that the Impression page has been altered to make it look like a 1st Impression, you can tell it is not a real first impression by items that are not correct for the 1st Impression.

Almost certainly has just been modified by scraping away the paper fibers.
A "TRUE 2nd PRINTING"... true (mind you). The seller has thoughtfully included in the listing a picture of the copyright page showing a number line ending with '7'.
