It is available for pre-order from HarperCollins, for UK delivery only, on the 8th August 2025. If you live in the UK and wait for the next 50% off sale after the date, you should be able to buy it for £62.50 with free delivery.

I can't help but feel that the announcement earlier in the year (One special edition to rule them all) might have related to an actual special/limited edition. Not just another deluxe edition.
Nonetheless a new deluxe edition to match last years LOTR is welcome in my opinion (at half price as Stu mentioned). Won't be paying full RRP for that.

Personally I don't consider yet another release of The Hobbit a brand-new adventure.
Whatever they produced was not going to be a "brand-new adventure" though - that was always hyperbolic. I'm surprised this is the product they were teasing though (assuming it is). Faux-leather quarter bound Hobbit with an extra couple of illustrations feels a tad underwhelming, given the tease. I had thought they just might have done a proper limited super-deluxe, given Folio's success (success at selling them, not manufacturing or designing them!).
My ultimate Hobbit at some point is going to be a full-leather custom rebind of one of my FS2024 Hobbits. Has been on my "to design" list for quite some time (then will get some quotes). The Folio 2024 is a decent page block (albeit not quite the quality of the 2022 LoTR) hampered by a terrible binding. There is a fantastic edition waiting to be released from the hot mess it was clad in!

Yeah, you can actually buy the trilogy in this edition ($163.91 Amazon.com (Hardcover)) cheaper than the Hobbit's current preorder price ($176.64 Amazon.com (Hardcover)) off Amazon US. I'll be holding off. I want it, but the price doesn't make sense. I wonder if they'll make as large a printing as they did for the LotR? If so, this time next year they will be more affordable.

The thing is: The 2024 HC LotR reached it's all time lowest price at amazon.de during pre-sale (under 170 €). So anyone who pre-ordered early and capitalized on their pre-order price guarantee got a sweet deal. I'm hoping for the same with the 2025 HC Hobbit.
I also just bought the 2024 WM LotR off amazon US (through amazon.de) in June after waiting for the price to drop to something more reasonable and got a 2nd printing (so the 10.000 WM 1sts are already gone, can you believe it?!) which I immediately returned (partly because it wasn't a 1st but mostly because the cloth on the front of FotR hat a giant crease and the spine of TT had its 'bumps' inside out – so no QC improvement at all from the 1st printing in that case).
This can be bought at Barnes & Noble with the 25% off preorder code PREORDER25 for $146.25.
