Would want to see more images to get a clear take on the condition, looks like the box has water damage or extreme foxing, perhaps even mold...it's hard to tell.

Definitely had some storage issues in its life. If it was super-cheap, someone might be able to restore it with the kinds of chemicals that need a fume cupboard, I suppose.

First Edition 1955 Burns & Oates
With a preface by Prof J R R Tolkien, rendered into Modern English by M B Salu with an introduction and appendix by Dom Gerard Sitwell.
This edition is tight and intact and retains its dustjacket which is complete with no tears or losses although it has been price clipped.
There is the name of a previous owner on the first free page but no foxing or other markings.
