I've not seen this for sale before, no clue if it's a reasonable asking price
Not a good asking price IMO, also worth saying that is the second state paperback.
One sold for $250 a few months ago, which was 5 times the original purchase price. (https://www.tolkienguide.com/modules/auctions/117106808194 ) I still think that was high, but it's unlikely to be reprinted anytime soon and there are very limited copies...

If it were the 1st state hardcover, this would be a good price, not seen very much. But not for the 2nd state softcover IMO, which comes up for sale pretty consistently every couple of months. And as you say, $250 a couple of months ago was too high…not saying it won’t sell for this, mind you, just saying I wouldn’t pay it.
