Absolute trash, from the jacket that is one of the many terrible copies of that early/completely wrong facsimile dust-jackets LLC abomination (there were several plagiarisers selling it as their own), to every other choice in that listing. Anyone still printing that jacket needs to take a good hard look at themselves.
There was a bookshop on eBay (with a real physical store) that used to always seem to include that will and testament whenever they tried to sell something Tolkien with little actual value. I won't mention their name as I haven't seen them do it lately.
