It is the first boxed set from Ballantine in 1965. You can see it (and later variations) here: https://www.tolkienbooks.us/lotr/us/mmpb/bb1965

It isn't a "prototype" as claimed in the auction listing. The price seems high to me, but given the current market it isn't too far off from what I would expect. I do see these a few times a year on eBay so it isn't really rare, and better condition ones will show up if you are patient.
